  "Should We Consider A Pre-Inspection of Our Home Before We List it with The Marsha MARSH TEAM?"

  This really is a question you need to answer.  The Erie Area real estate market is proving that we are currently in a buyer's market.  There is plenty of 'inventory' for serious buyers to choose from.  Therefore, we need to decide what will give you and your home the 'edge', the advantage and set it above similar homes in the Erie area.  Providing that buyer with a home that has had a 'Presale Inspection' shows just how confident & serious you are about marketing your home.  So just what does a home inspector look for?  You can search the "Standard of Practice" for home inspectors at www.ashi.org or refer to 'Our Affiliates' in the left hand column of our web page.  Also, remember that you must pay for the home inspection up front at the time of the inspection. The fee should never be contingent on the sale of the home.  Here are just a few points that home inspectors consider crucial:

  • A close-up look at the roof converings.

  • An examination of the exterior coverings, foundation, grading and drainage.  Signs of foundation settlement are often overlooked, as is the flow of surface water away from the foundation walls. Sidewalks, patios, porches, decks and driveways will be examined.

  •  Signs of decay, damage or water entry around windows and doors.

  • A check of outside electrical outlets to make sure they are properly wired and safe to use.

  • A check of chimneys for signs of settlement, proper height above the roof, damaged flue liners or damaged crown. The chimney's fireplace will be inspected, including the fire box, hearth, damper and ash dump. Pipes for the gas logs will be inspected.

  • Also, a visual examination of the furnace, water heater and other gas-fired appliances. There also will be a check of the electrical connection, gas or oil pipes, steam and hot water pipes, pumps, emergency relief valves, heat exchangers, duct work, combustion air supply and clearances to combustible materials or volatile gases. 

      This information provides you with just an idea of how valuable a pre-inspection of your home can be to a buyer.  The expense is well worth it!

Here is a scenario for sellers to avoid. You contact a real estate agent to list your home and the agent suggests that you might get more for your house than comparable homes on the market. The agent assures you that it only takes finding one person who is willing to pay your price!

Some agents approach a listing appointment as if they are bidding for your home. The unfortunate result is that you start out with an unrealistic opinion of your home's value. There is often a strong temptation to work with a person who says what you want to hear. An experienced, reputable real estate agent will back up their opinion of your home's value with hard data. The agent should give you information about the listing price of homes that are currently on the market, and recent selling prices of similar properties in your immediate area.

Even the most heroic marketing efforts won't work on a property that is obviously overpriced, (except in the most exaggerated of seller's markets.) Even if you find a buyer who is willing to pay more than your home is worth, the sale could fall apart when the appraisal comes in lower than the agreed-upon price. Listen to everything, but be careful!
